Thinking about selling for cash? Talk to me before you take that offer.
I'm Dean, a licensed real estate agent here in Massachusetts. I'll get your property in front of the cash buyers I work with, then show you what it would likely sell for if you listed it instead. You get real numbers, and you make the call.
Tell me about the property
Takes about a minute. I'll call you myself, usually the same day.
Thanks, I've got it.
I'll take a look and give you a call, usually the same day. If it's urgent, call or text me at 508.310.8042.
Dean Santangelo
A lot of the "we buy houses" calls and postcards come from the same people who want to buy your place as cheap as possible. That's their job.
My job is different. I'm on your side, so I'll tell you straight whether a cash sale makes sense or whether you'd walk away with a lot more by listing.

Here are some properties I've helped homeowners and investors buy and sell
From mobile homes at $115,000 to multifamilies over $3.5 million, plus single-families, rooming houses, apartment buildings and commercial property. Whatever you own, there's a good chance I've handled something like it.

About Dean Santangelo
I grew up in Norton, and I've spent my career helping homeowners and investors buy and sell property across southeastern Massachusetts and Cape Cod. I've worked on everything from a $115,000 mobile home to multifamily buildings over $3.5 million, including rooming houses, apartment buildings and commercial property like a $2.2 million industrial building in Middleboro.
I'm not a cash buyer, and that's the point
People mix the two up all the time. A cash buyer makes money by paying you as little as possible. I'm a licensed agent, so my job is to get you the best result, whether that turns out to be a cash offer or a listing.
You'll talk to me
Not an assistant, not a call center. When you call or text, it's my cell, and I'm the one who walks you through every step until closing.

Cash sale or listing? Here's the honest trade-off.
A cash buyer will almost always pay less than a buyer with a mortgage. What you get in return is speed, no repairs and a lot fewer things that can go wrong. Whether that's worth it depends on the house and on you.
| Selling for cash | Listing it | |
|---|---|---|
| How fast | A few weeks, and you usually pick the closing date | Usually one to three months, sometimes longer |
| Repairs | None. Sold as it is | Often some prep, and the inspection can bring requests |
| People through the house | Usually one walkthrough | Showings and open houses |
| Things that can fall apart | Very few, no bank approval involved | Financing, appraisal and inspection |
| Price | Lower | Usually higher |
How it works
We talk
Fill out the form or just call me. I'll ask a few questions about the place and what you're hoping for.
I get you numbers
I reach out to cash buyers I know and trust, and I pull recent sales so you know what listing would bring.
You decide
Take an offer, list it, or wait. If you go ahead, I stay with you through closing.
What people usually call me about
An inherited house nobody wants to deal with. A two- or three-family where the tenants are wearing you out. A place that needs a roof, a furnace and more than you want to put into it. A move, a divorce or a deadline. Rooming houses and multifamilies that are tough to sell the regular way.
If any of that sounds familiar, it's worth a phone call. No pressure, and you won't hurt my feelings if you decide to keep it.
Towns I work in regularly
Somewhere else in Massachusetts? Still call me.
Why choose us
You're not calling a call center or an out-of-state investor. You're working with me, a licensed agent who grew up in Norton and works these towns every day.
We work for you, not the buyer
Cash buyers want your property as cheap as possible. My job is to get you the best deal, and I'll put who I represent in writing.
You see both numbers
Every cash offer comes with a market-value comparison, so you know exactly what speed and convenience are costing you.
Buyers compete for your property
Instead of one take-it-or-leave-it offer, I bring your property to several cash buyers and investors I know and trust.
We've handled it before
Mobile homes to multifamilies over $3.5 million, plus rooming houses, apartment buildings and commercial property.
One person, start to finish
You get my cell, not a switchboard. I'm with you from the first call through closing.
No pressure, no obligation
Getting numbers is free. If none of the offers make sense, you keep your property and we part as friends.
Questions I get a lot
Are you the one buying my house?
No. I'm a licensed agent, and I work for you. I bring you offers from cash buyers and investors I know, and I'll put in writing who I represent before anything moves forward.
What does it cost me?
Nothing to talk and nothing to get the numbers. If you decide to sell with me, we'll agree on any fee in writing first. No surprises at closing.
How fast can a cash sale close?
Often a few weeks once everything's signed. It depends on the buyer, the title and the property, but cash buyers can usually work around the date you need.
Will a cash offer be lower?
Usually, yes. That's exactly why I show you what listing would bring too. Sometimes the difference is small and cash is the easy call. Sometimes it's big enough that listing is worth the hassle.
I have tenants. Can I still sell?
Yes. Plenty of the buyers I work with buy with tenants in place. Tell me about the leases and I'll go from there.
What if I don't like any of the offers?
Then you say no. You can list it, wait, or keep it. It's your house.
Know someone thinking about buying or selling?
The best compliment we can get is a referral. If you know a homeowner, landlord or buyer who could use a straight answer, send them our way.
We promise to take good care of them: no pressure, honest numbers, and a phone call from Dean himself.
Please check with your friend before sharing their contact info.
